01 / THE APPROACH

A strong sale starts
before the sign.

Your home is a significant asset. Its sale deserves a plan built around the property, the market, and what comes next for you.

01

Position with purpose.

Identify what makes your home distinctive, then shape its presentation and marketing around the buyers it can speak to.

02

Price with perspective.

Understand comparable homes, current competition, and your timing. Make a pricing decision with a clear rationale behind it.

03

Execute with discipline.

Bring the plan to market with targeted exposure, attentive communication, and steady guidance through negotiation and closing.

I bring nine years in marketing and six years in the United States Marine Corps to the work of selling your home.

My marketing background includes four years as Chief Marketing Officer at The Mortgage Machine, helping mortgage brokers grow their businesses. That experience gave me a view of the financing side of real estate and the work it takes to earn attention.

Today, I bring that perspective to sellers in Orange County as part of Sidera Realty, powered by Real Broker. My approach is personal: understand your goals, explain the options, and give every step the attention it deserves.

04 / THE SELLER’S NOTEBOOK

Good questions.
Clearer decisions.

Practical starting points for homeowners in Garden Grove, Fountain Valley, and Irvine.

PREPARING TO SELL

What should I fix before selling my Orange County home?

Start with a walkthrough and a prioritized list before committing to a renovation. The right preparation depends on your home’s condition, your timeline, and the properties buyers will compare it with.

Start with what buyers can see and use.

Clean thoroughly, clear walkways, reduce clutter, and check lighting and everyday fixtures. Separate cosmetic improvements from problems that need a qualified professional’s assessment.

Put bigger projects in context.

Before replacing a kitchen or bathroom, discuss the cost, time, and likely buyer expectations with your agent. An improvement does not automatically return its full cost at sale.

Bring the useful details.

Gather maintenance records, information about past improvements, and your preferred moving date. These give a preparation conversation a concrete starting point.

A useful first question: “Which three changes would make the biggest difference for this property?”

CHOOSING YOUR AGENT

How do I compare listing agents in Orange County?

Ask each agent the same questions so you can compare the substance of their recommendations. A strong presentation should explain how the proposed plan fits your property and priorities.

Ask for the reasoning behind the price.

Which comparable homes matter, and why? How do differences in condition or location affect the recommendation? Ask what would trigger a review of the strategy after launch.

Understand the team behind your sale.

Ask how the agent and their team will support your listing, from preparation and marketing to showings and closing. Clarify your main point of contact and how you’ll receive updates.

Get the scope in writing.

Compare marketing deliverables, communication expectations, fees, and agreement terms. Ask what is included and what would be an additional expense.

Look for someone who can explain the tradeoffs clearly and give you a plan you understand.

MARKETING YOUR HOME

What does a property marketing plan actually include?

A useful plan connects the home’s presentation, its launch, and the response from buyers. Ask to see the deliverables and timing, along with how progress will be discussed.

Preparation and presentation.

Discuss photography, property descriptions, floor plans, and any staging or video appropriate to the home. Clarify who arranges each item and what it costs.

Distribution and access.

Ask where the listing will appear, how agent outreach and any advertising will work, and how showings will be managed. Discuss your privacy preferences before photography and promotion begin.

Feedback and adjustment.

Agree on a regular update covering inquiries, showings, buyer feedback, and offers. Review that information alongside market changes to decide whether the presentation, exposure, or pricing needs attention.

Ask: “What will you deliver, when will it happen, and how will we evaluate the response?”
